Athol sees 12 deed transfers in late July, but most sale prices go unreported

Athol recorded 12 property deed transfers between July 10 and Aug. 8, but only four listed a sale price: $11,881, $25,000, $224,000 and $240,000, for a median of $124,500 among disclosed sales. The top transaction was 160 Farnsworth Ave at $240,000, sold July 10 from Cori Amadon to Mortgage Electronic Registration Systems Inc and NFM Lending LLC. Eleven of the 12 deeds were recorded on the same day, July 10, and three of the four disclosed-price sales list mortgage-related entities as buyer, indicating financing activity rather than straightforward home sales. With two-thirds of deeds lacking price data, the period's overall market strength cannot be determined from this data alone.
